CLAY HOUSE

A timber-frame, light filled rear extension & kitchen renovation in Leyton

A warm terracotta extension & light-filled Victorian transformation

Location: Leyton, Waltham Forest, East London
Sector: Residential Architects
Works: Rear Extension, Thermal Upgrade, Kitchen Renovation
Project Value: £100K
Status: Completed

This residential architecture and build project in Waltham Forest involved the design and delivery of a contemporary single-storey rear extension and ground-floor reconfiguration of an early 1900s end-of-terrace Victorian house. The home was transformed from a cold, dark, and disjointed footprint into a light-filled, open-plan family home designed for effortless entertaining and modern living.

Embracing the unique challenges of an angular plot, the design uses a distinctive chamfered extension that follows the site boundary while cleverly stepping around an existing garden manhole, turning a site constraint into a striking architectural form. Internally, the scheme unifies the previously underutilised central zone into a fluid, light-filled layout. Overhead rooflights align directly with pocket sliding rear doors that disappear into the wall, establishing a seamless indoor-outdoor connection to the raised garden patio for long, Mediterranean-feeling summers. The reconfigured ground floor incorporates a dedicated utility space with side bike storage access, a flexible play area, and a discrete ground-floor WC positioned away from the kitchen.

A rich material palette brings lasting warmth and earthy depth into the heart of the home, featuring warm clay tiles, external timber cladding, and custom Plykea kitchen joinery that carries the terracotta palette indoors. Thermally upgraded, high-performance glazing replaces outdated openings - utilising custom openable top sections to optimise natural light and ventilation while significantly insulating the building envelope. This fabric-first approach modernises the Victorian terrace’s infrastructure, beautifully future-proofing the East London property within a cost-effective, high-impact framework.
